- Pricing
Provide a comparative market analysis (CMA) of your home to show you what properties have sold in your area. This will determine the market value of your property and how to achieve the best price. - Minor Repairs
Advise on what needs fixing to showcase your property, I work with a Licensed Builder who has a range of trusted, qualified and reliable electricians, cleaners, plumbers, carpenters and landscapers to fix those minor repairs. - Staging
Arrange a complimentary visit from a staging company to assist in creating a beautiful home that the buyer will love and want to live in. This can be whole home staging including all furniture to enhanced staging which is just adding individual accessories and furniture pieces. - Professional Photographer
It is extremely important to have professional photos of the interior and exterior for the MLS and feature sheets. This is the first impression to buyers which is crucial in marketing the home and its unique features. - Floor Plan
Arrange for a professional company to measure the property and produce a floor plan with interior measurements and outdoor decks/patios to assist the buyers. - Virtual Video Tour or Matterport
This gives the buyer a feeling of being in the home and is valuable tool for the MLS and online real estate and social media advertizing. Buyers Agents can send the link to their clients. - Feature Sheets
Design a feature sheet using the floor plan and professional photographs to highlight the unique features of your home. Include key information on the property for the prospective buyer. - For Sale Sign
Put up a Stilhavn Real Estate Services FOR SALE sign which has my name and contact information to attract buyers in the neighbourhood. - Investment Knowledge
Obtain information on the zoning and local building regulations including maximum buildable sq footage. As a licensed property manager consultant, I can inform any investors/developers of the expected rental income of the property. - Strata Document
Order all the required forms/documents for strata condos and townhouse early so that buyers can be informed. - Advertising Platforms
Marketing the property on MLS and additional real estate websites, www.stilhavn.com, www.tambarclay.com, REW.ca and Realtor.ca. I also target social media sites such as LinkedIn, paid Facebook ads, Craigslist, and Instagram. - Host private showings
Invite agents to have a prviate showing of the property so they can bring their buyers. - Agent Feedback
